When it comes to your responsibilities as a renter when using a property management company, they are going to vary as much as the lease does. There are some basic ground rules that property management companies always set, but there may be additional tenant responsibilities according to your lease. Be sure to carefully review your lease before you sign it so you know exactly what is expected of you.

Provide Legitimate PaperworkPaperwork

Did you know that falsifying financial information is considered fraud and can be tried as a Federal offense? Make sure that the paperwork you bring in is legitimate and up to date. You aren’t doing this just because it’s the law, but because the property management company needs to have accurate information in order to get you into the right home with no problems.

Ask Before Subletting

Most property management companies don’t want you to outright sublet the property. If you do, understand that it’s still your name on the lease and your responsibility to take care of the rent and any damages or violations of the lease.

If you plan to sublet a room, you need to let the company know. The person you sublet the room to is considered a ‘boarder’ and not a tenant, which means they fall under different guidelines than you do. You simply call them a roommate, but there are certain legalities involved, so it’s best just to let the property management company know exactly who is living in your home at all times.

Maintain the Property

You aren’t responsible for major repairs and you may even violate your lease if you make major repairs or modifications without consent. However, you are responsible for not only keeping the property clean and well taken care of, but for allowing the property manager or staff from the property management company inside the home for periodic inspections to make sure you are taking care of it properly.

If you want to know more about responsibilities that come with renting from a property management company, call 1-866-331-6626 or visit Your Atlanta Rentals today.

With every advance there is in technology, there are also kinks to work out and a learning curve to overcome. However, the more people use technology, the faster companies are able to work out those kinks and offer people what they really want or need. In the case of property management software, there are some downsides to consider right along with the good sides.

It Doesn’t Learn

Software responds to the information you give it. Think of every piece of software as a complex calculator. It can only work with the information you give it. That means if you have an equation involving symbols or factors that the calculator doesn’t have in its database, it isn’t going to give you the correct answer.

Property management software works the same way. For example, when there are changes in real estate laws, the software doesn’t know this until you or someone else gives it the information. So, if the taxes change, you need to inquire about an update or manually share the information with the software. In other words, it can be relied upon to use integrated features to combine existing information, but it may not always have the new information as it develops.

Features Go Unnoticed

In many cases, a lack of training or lack of understanding leads to many of the features of the software going unused. That’s why it’s important to stay up to date and have training sessions even for staff that has been through the initial training. Think of it like reading a book. Every time you read a book over again, you notice something new about it. Software training works in much the same way.

Old Habits Die HardConfused by Technology

Believe it or not, there are some people who still refuse to have a computer on their desk. They insist on writing everything down and don’t care if they ever learn that a mouse is anything other than a rodent. Yet those same people may have the fantastic people skills it takes to make a property management company draw in the clients. In such instances, it isn’t really the software that’s the issue, but the existence of technology or the lack of willingness to use technology. In fact, it may be easier to hire someone to do data entry for these people than it is to hire anyone to replace their existing skills.

Although there are downsides to using a property management software, there are more benefits. Companies like Your Atlanta Rentals use the software with great success. Sometimes it just takes a bit of time to get used to a new system.

When you want to rent a home, the simplest method is often to rent from a property manager. By doing this, you know exactly what is expected of you and you are more likely to get a home you can afford and that is to your liking. Use the information below to help you navigate the process of renting a home using a property manager.

Offer Honest Information

The job of a property manager is to get you into a rental that you can afford. No one wants you to struggle to pay your rent every month, getting further and further behind on all your other bills. Be honest about what you make so the manager can look within your price range. Be sure to bring documentation of all your income sources so the manager can verify them.

Be Specific About Your Needs

When you go through a property management service, you have access to a wide variety of housing options. The more specific you are about your needs, the easier you make it for the manager to find a home that you will be happy in.

Prioritize Your Needs

If you need a 2 bedroom house because you have a child or work from home, put that need at the top of the list. If you want a balcony with an ocean view, put that closer to the bottom of the list. There’s no reason you can’t ask for everything you want, but it’s important to prioritize your needs so that the property manager can get you into something that you can live with and be happy in. You may not get every detail you want, but there is no harm in asking for it to start off with.

Be Prepared to Act

In some areas, rental properties can go very fast. That means you need to be prepared with the deposit and at least the first month’s rent, though some companies also want the last month’s rent as well. Be sure to let the property manager know the kind of timeline you are working with so he or she can schedule accordingly.

When you’re ready to find your perfect rental home, call 1-866-331-6626 or visit Your Atlanta Rentals to see exactly what your options are.

Atlanta’s rental housing market has experienced some significant changes in the past five years. Like most the US housing market, the bubble burst in a dramatic way. Once homeowners lost their homes, demand for rental properties surged and so did the cost of housing. Now that the housing sector has experienced a bit of a revival, home prices have begun to rise bringing up rental costs as well. Take a look at some of the ways the Atlanta housing rental market has changed just in the last five years.

After the Bubble: Rental Housing in AtlantaFinancial Graph

According to a recent article published in the Atlanta Journal Constitution, the housing bubble wreaked havoc on a large group of investors who had a practice of flipping homes for quick sale and high profits. However, those investors got caught holding property when the bubble burst experienced dramatic financial losses. Many that had the capital on hand decided to rent these homes in attempt to maintain their investment while hoping that the market would change. Individuals had a tougher time. They simply defaulted on their loans and lost them to banks and investors.

Today in Atlanta

In Atlanta today, housing investors are pleased to note that rents are getting slightly higher each year but the truth is, the market isn’t screaming hot yet. Landlords can’t just get whatever price they want–it doesn’t work that way in 2014. There is plenty of healthy competition out there and the cost of living continues to rise.

Some renters report paying ten percent higher in rent compared to just two years ago. One thing to remember about Atlanta home rentals is that the location matters. People seeking premium locales like Marietta can expect to pay almost 7 percent higher than in less lucrative zip codes.

Overall, if you are thinking of dipping your toes in the housing market, come on in, the water is fine. You could enjoy some price spikes in the premium neighborhoods but across the board, expect solid increases. Contact Your Atlanta Rentals to learn how changes in the housing rental market can benefit you.

Each person has their own housing needs. Some people have a need to be surrounded by pets. Others want to be close to schools. Some want a balcony, large yard, multiple bathrooms, or even to be near a gym or park. In truth, there is no one stereotypical renter. That’s exactly why you need to use a few tips to find the right property management company for your needs.

Use the Internet

Don’t just use the Internet to find names of rental management companies; use it to research those companies. If you are a property owner, look for companies that have seen a lot of growth in recent years or at least companies who have been stable over the years. If you are a renter, look for companies with a good reputation and reviews from renters.

They Should Be Within Your Budget

If you need a company that accepts HUD vouchers, then don’t waste time with companies that won’t accept those vouchers or companies who only advertise hi-end rental units. It’s nice to window shop, but you also need to be realistic and shop within your budget. It doesn’t hurt to call a rental company and ask them about their pricing and methods of payment, just to be sure you didn’t omit a company that can help you.

If you are a property owner, make sure the fees are within your reach. To grow and gain more properties you need to be able to turn at least a small profit. However, if your properties need a lot of work, you might better off if you can find a property management company that will help refurbish your property, even if it means you only break even for a period of time.

Lack of Time in a Courthouse

People do skip out on the rent from time to time, but a property management company that spends a lot of time in the courthouse isn’t vetting their renters very well. That means your property could end up sitting empty for a long time as you wait for renters to move out. It could also mean you don’t see an immediate return on your investment as you wait for past renters to pay what the court ordered them to.

If you are a renter and you see a property management company spending a majority of its time in the courthouse, this isn’t a good sign for you either. You want a company that will only let you rent something you can actually afford, as well as one that isn’t taken to court for violating landlord/rental laws.

When you want a company that will serve your needs well as a renter or a property owner, call 1-866-331-6626 or visit the Your Atlanta Rentals website.

There are several different types of property management software available today. From web-based hotel management software to the software that allows one landlord to track his one house he rents, there are too many options to choose from. However, there are some details about this software in general that has changed the way homes are managed and rented.

Integrated Solutions

Before there was property management software, there were many many mistakes made based on human error and false calculations. Today, it’s difficult to make a mistake with the numbers because they would show up somewhere. Software automatically calculates the balance so you don’t have to. Some software even does this at the same time as it prints a receipt so the renter always sees the same thing you do.

Results Based on Facts

Depending on the type of software you use, you can even review potential renters without being personal about it. The software can assess the background information to see if the renter is a right fit. For example, if the credit score is an issue, the decision isn’t left up to you personally, but to the standards that you created when you installed the software. That means you don’t get put in the awkward position of making the call and the potential renter understands it’s all based on calculations done by the software.

For Rent Sign

Timely Maintenance in All Areas

Rather than waiting on a call from a tenant that something has gone wrong, scheduled maintenance and property inspections are a snap with property management software. With integrated systems you can even see when there are patterns of maintenance with the house so you know to look for a bigger issue. But the rental units are not the only things that require maintenance.

With the right software, you won’t have to try to remember to manage your marketing campaign because you’ll get an alert to do it. That means you can hit trending topics in a timely manner because you get to focus on those details instead of trying to remember all the maintenance times.

Property management software has made it easier for places like Your Atlanta Rentals to stay on top of all the details involved when it comes to property management. In turn, they can focus on quality housing and renters.

Property managers do have to be certified though the Certified Manager of Community Association (CMCA) is not the only place that can do it. However, the CMCA does happen to be the only association that offers a national certification. In some cases, that is the minimum requirement as the certification suggests the individual is up to date on all federal guidelines, but in other cases there may be local requirements to be met as well.

Educational Requirements

A property manager has to meet specific educational requirements in order to be nationally certified. These requirements include 20 hours of education that have been approved through the CMCA board. Under certain conditions, such as having met the educational requirements in pursuit of a real estate license, the educational requirements may be waived. Beyond the hours of education, there is also a certification test as well as other requirements that have to be met.

Personal Requirements

There are several personal requirements that also need to be met. The individual should be an adult over the age of 21 who has in no way violated the act that designates situations in which the individual is required to have the license spoken of here. They must be competent in every way and if they have ever been declared incompetent, they will need to be re-declared competent before they can be licensed.

On top of the stipulation above, the individual must be ascertained to be of good moral character. In short, there are enough requirements to ensure that the individual is familiar with the laws that govern real estate transactions. Not only that, but the individual must have proven capable of making use of this knowledge in a forthright manner that suggests no ill intent or malice is involved in their dealings.

Knowing all of this, it’s obvious that you are better off to deal with someone who is licensed through the CMCA than dealing with anyone outside of that realm. When you are ready to make use of a trained professional staff, call 1-866-331-6626 or visit Your Atlanta Rentals.

Are you anxious to go on vacation and want to make sure you have a pleasant experience? It can be a lot more fun to rent a vacation home than it is to stay in a hotel or even a resort. That’s because you get the full experience of living in the area on your own terms, rather than being treated like a tourist. The only problem is, it can be hard to find a vacation home when it isn’t close by. A property management company can help.

Variety of Options

Since a property management company rents a wide variety of homes, this is where you will find the most options. You can specify what neighborhood you want the home in and even ask for landscaping considerations, like wanting a house right off the beach. Conversely, you can also ask for opinions on where to rent a vacation house in the area depending on the activities you enjoy, how many people are going, and all the other details that will help personalize your vacation.

Vacation Home

Timeliness

It would be a horrible thing to rent a vacation home from an individual only to get there and find out it isn’t at all what it was described to be. However, a property management company will make sure everything is ready for you when you get there. This isn’t a hobby for them and they don’t manage just one house that doesn’t really matter to them. This is their only business and they make sure it’s done the way it is supposed to be and within the time slot they promised you.

Not only do you have more options and a more reliable landlord to handle all the details before you get there, but you can also enjoy your vacation in peace and quiet, without having to deal with a curious individual landlord. Contact Your Atlanta Rentals for your next vacation rental.

Are you looking to rent a home, but don’t really want to have to worry about dealing with a landlord who might be more interested in your life than you would like? Maybe you have other concerns about your future landlord because you’ve had enough bad experiences. You might be better off to consider renting your next home from a property management company.

No ExcusesLandlord Law

When you rent from a person, they can get busy with other things, like taking care of their own home. You might have maintenance issues that need dealt with, but they keep putting you off. A property management company exists only to maintain the property, including dealing with renter issues. They tend to have their own service people who do nothing other than maintain the rental units. That means you don’t have to worry about being forgotten because the landlord went on vacation.

Fewer Legal Issues

Not just anyone can manage rental property. There is an educational element involved. Property management certification is a must in Georgia, which means your property manager actually knows the responsibilities of the rental agency. You don’t have to worry about someone charging random late fees or evicting you without reason because a property management service has a responsibility to follow the laws or risk not just losing their job, but damaging the company as well.

Higher Quality Rentals

If you want some property that is good quality, look to a property management service. They build their reputation by offering quality rentals and providing professional services. All structures will be up to code, but they will also be attractive because they are a main form of advertisement for the company.

In short, it’s always in the best interest of a property management service to offer quality rentals with reasonable pricing and guidelines. Keeping the property in good shape is just one small part of what they do. When you are ready to rent your next home, call Your Atlanta Rentals at 1-866-331-6626.
